We met Linda and Ernie in July
2008 during the Lakeside Living Expo in Gilford, NH and spent some time
discussing their plans to build a lakefront home and their building site
requirements. Since then, they have been gathering their notes and generating a
wish list of items we will incorporate into their custom home design and
architectural plans of their timber frame home, which will be their main
residence and a separate timber frame carriage house for
guests.
Nestled
within 2.5 acres on Lake Winnipesaukee in New Hampshire, their site captures not
only pristine lake views, but two mountain ranges, including a view of Castle in
the Clouds from their dock. Rarely do we find such a perfect site for a timber
frame home and carriage house in the lakes region which has not already been
developed as we discovered last month during our site visit. Ernie and Linda
are looking forward to cross country skiing and hiking on the existing walking
trails that intersect with the area’s public trails – something they looked for
when searching for the ideal property location for their new custom
home.
Their
lakefront property will be developed in accordance with the Comprehensive
Shoreland Protection Act, which went into effect in 1994 to protect New
Hampshire lakes and ponds as a result of construction and land use activities
close to their shorelines. In 2008 the Shoreland Protection Act went through a
stringent reevaluation, which includes revised regulations on shoreline frontage
and a new “Natural Woodland Buffer”. Architect Jeremy Bonin will design this
custom timber frame home and carriage house to blend in with its natural
environment while meeting all of the lakefront restrictions and
regulations.
Conveniently, Ernie and Linda will stay on their vacation property less
than five minutes from the building site during construction, which will allow
them to easily monitor the progress of their custom home design and construction
of the timber frame.

Phase 1, the
design of Ernie & Linda’s project, a timber frame carriage house, is well
underway. Phase 2, their timber frame home, will be started this
fall.
One of the
goals of the carriage house is to maximize living space while balancing storage
(cars, seasonal items, etc.). The design of timber frame carriage house makes
good use of its space. The lower level houses is large enough to house two
cars, a laundry room, storage, and additional bathroom for the upstairs
residence.
The
upper level of the carriage house is a compact, yet efficient design. Two
bedrooms are minimal in size yet the main living area has a grand open feel with
views towards the lake. A sleeping loft is accessible by a ladder next to the
kitchen, adding a fun spot for overnight youngsters as well as storage in the
low eaves spaces. The ladder eliminates the need for another stairway and
increases living space.
The dining, kitchen, and living areas are open to the timber frame
cathedral ceiling, while ample windows take advantage of beautiful lake views.
The architectural style of the carriage house will match the timber frame home,
blending it with its environment and provide continuity.
