We met Bob and Kelly Kozub at the Log & Timber Frame Home Show in Springfield, Massachusetts. Bob had done research on timber frame architects, visited our website, and came to the show specifically to meet us and have Jeremy design his new vacation timber frame home in South Peak Resort, Lincoln, New Hampshire.
After a preliminary design meeting and several discussions with the Kozubs about their goals for the project and a detailed review of the South Peak Resort’s Architectural Review Board’s guidelines, Jeremy started designing a floor plan that addressed all of Bob and Kelly’s activity and spatial requirements and met the ARB’s design guidelines and restrictions. The home design went through several revisions to make sure all of their family’s needs would be met.
Below is a history of the construction process. Click on photos and floor plans for larger images.

Bids, Builder & Timber Frame Company Chosen:
After receiving the bids, we completed and presented Bob and Kelly with an equalized quote comparison and scheduled meetings with the top two builder choices per their request. Their decision was not an easy one. All of the interested builders and timber frame companies chosen to bid this project provide quality service and perform impeccable work – and after much deliberation, Bob and Kelly have informed us that they have chosen BlueWater Construction in Campton, NH, as their general contractor for their timber frame home project and Timberpeg as their chosen timber frame company.
We will work with Douglas and Jason Beane during the construction phase of this project. Blue Water Construction was founded by Douglas Beane in 1997 after working for over thirty years in the construction industry with a customized, high quality craftsmanship as their hallmark. In addition, each BlueWater Construction project is assigned a full-time supervisor to ensure it meets their high quality standards.
Timberpeg, of Claremont, New Hampshire, has been selected to supply the FSC certified timber frame, structural insulated panels (supplied by Foard Panel), T&G decking, and blueboard for the Kozub residence. A premier national timber frame manufacturer, Timberpeg has a long history in timber framing and is an established leader in the industry. Their commitment to quality in both product and service put them at the top of the Kozub’s list of manufacturers.
Begin Construction:
The summer has proven to be challenging with abundant amounts of rain and even a tornado in the lakes region of NH this year. Despite the weather, the Kozub timber frame home is progressing rapidly with great progress by the builder. The foundation is in place and the first floor deck will be in place by the end of next week, with backfilling to follow, in preparation of the timber frame delivery.
Timberpeg fabricated the beautiful Douglas Fir timber frame in their manufacturing facility located in Claremont, NH. Timberpeg will deliver the timber frame on September 22nd. The frame raising will begin on that day with the crew led by Jay Tucker.

Timber Frame Delivery:
The Timberpeg Douglas Fir timber frame arrived at the Kozub job site this morning located in the South Peak Resort in Lincoln, NH! The flatbed trucks carrying the timber frame arrived for unloading, inventory, and inspection by Jay Tucker’s crew on this bright, sunny fall day.
Tomorrow the assembly process will begin on the frame which consists of over 350 pieces of timber or “sticks” as they are known in the timber framing community. The lull and the crane have been reserved for the assembly of the frame.
Timber Frame Raising, T&G Decking:
With an incredibly short time span of only nine days, the Kozub’s timber frame is assembled and the T&G decking is installed. Jay Tucker’s crew did an outstanding job of assembling the over 350 pieces of Dense Select Structural FSC Certified Douglas Fir timber frame. The T&G decking was applied over the timber frame, providing a dramatic contrast to the Fir which was finished with a factory-applied tung oil.
We were fortunate enough to arrange a meeting with the Kozub’s at their site on Saturday to walk through the timber frame with them for the first time. Kelly, Bob, and their two children were very excited and happy with their finished product. The joinery, the size of the timbers, and the design of the timber frame were exactly what the Kozub’s imagined and anticipated.
The structural insulated panels from Foard Panels will arrive next Monday with the installation of the SIPs to begin immediately following delivery.

SIP Panels:
The structural insulated panels (SIPs) assembly is completed, and the Kozub’s house is enclosed and ready for temporary heat.
This week the electrician will arrive, the roof shingle installation will begin, and the custom kitchen cabinets are in process at the factory. Construction is ahead of schedule so far and we hope the weather will cooperate, with the first substantial snow expected later this week in the Lincoln, NH area.
Windows Installed:
Bob and Kelly spent time in New Hampshire with their family visiting their new timber frame home during their vacation week. The timber frame and SIP panels have been completed for some time now. Once the frame is erected and the insulated panels are installed, a timber frame home is finished the same as a conventional home.
All of the Eagle Windows have been installed and they fit beautifully. The exterior cladding of the windows is the color "moss", and it will compliment the clear vertical gain cedar siding which will be completed by next week.
|
Interior Construction:
The interior walls are up,
insulated, drywall is installed and the plaster will be applied this
week. The electrician was there roughing in the final light fixtures
and switches. We spent time with Dave, the site foreman
discussing some of the finish details such as the stairs and railings.
The stone for the fireplace, which will extend three stories, is ready
to be installed.
Final Touches:
Work
is finishing up at the timber house, and the Kozub family is
excited to be close to moving in, just in time for the foliage and
upcoming ski season!
