Design & Project Management

At the outset of the Preliminary Design Phase, Bonin Architects & Associates meets with you to understand your needs, desires, and goals in building a new timber frame home, energy-efficient green home, or commercial structure.  Floor plans and elevations are developed to match your expectations, while we continue to introduce design solutions and sustainable options along the way.

Under our Project Management Services, Bonin Architects & Associates
will coordinate bidding & contract negotiation, giving you the unique advantage of matching your home plans to the manufacturer and general contractor who can craft the home of your dreams – and your budget.  After you have selected your materials and builders, we will manage the scheduling and construction management of your energy efficient home for you, greatly reducing the amount of time you would have to spend overseeing your project.
Preliminary Sustainable Home Design Phase Services (for timber frame, post and beam, SIPs, stress skin panels, and sustainable homes):

  • Client meeting and site review
  • Project outline development
  • Specifications for timber frame and post and beam home & material selection
  • Construction permit requirements research
  • Schematic Design Drawings (floor plans and elevations)
  • Project progress meetings and/or conference calls
  • Preliminary timber frame design (3D model generated – no frame shop drawings produced)
  • Structural engineer coordination (if required)
  • Design development drawings for timber frame or post and beam (set includes - floor plans, elevations, building sections, foundation plan, door/window schedule and finish schedule)

Construction Phase Services (for timber frame, post and beam, SIPs, stress skin panels, and sustainable homes):
  • Manufacturer & contractor selection process for timber frame,  post and beam, and SIPs
  • Bid set sent to selected timber frame or post and beam manufacturers and contractors
  • Apple-to-apple bid comparison of timber frame or post and beam completed
  • Timber Frame design and budget review meeting
  • Project design and budget reviewed; design revisions as required
  • Contract negotiation
  • Construction drawings prepared (inclusive of floor plans, foundation plans, floor framing plans, elevations, building sections, details, window/door schedules)
  • Timber frame, post and beam, & SIPs project specifications completed
  • Timber frame design completed (3D model & timber list generated – no timber frame shop drawings produced)
  • Professional seal(s) on final construction documents as required
  • Manufacturer, contractor and labor contracts for timber frame, post and beam, and SIPs reviewed
  • Delivery schedule reviewed
  • Construction phase coordination

Communication Methods during the Timber Frame Design & Project Management Process:
Bonin Architects & Associates utilizes many methods of communication during the process of designing your energy efficient home. We endeavor to reduce costs and paper use whenever possible. We discuss design and management topics with you via phone conference calls, email and personal meetings. We use electronic files such as PDF documents, images and interactive 3D files to convey the design progress.
